A FEW DON'T' TIPS TO SELLING

TWO’S A COUPLE & THREE’S A CROWD...

Don’t have too many people present during a home inspection, since the potential buyers will feel like an intruder and want to hurry through your house.

MUSIC SOOTHES THE SAVAGE BEAST...

But not the potential buyer. When showing your house, turn down a loud radio or television. Let the agent and buyer talk freely and not be distracted.

SILENCE IS GOLDEN...

Be courteous and friendly, but don’t try to 'force' conversation with a potential buyer. He’s there to inspect your home.

STAY IN THE BACKGROUND...

Your RE/MAX® agent knows the buyer’s needs and desires and can better emphasize the virtues of your home when you’re not 'tagging along'. If there are any questions, he will call you.

DON’T PUT THE CART BEFORE THE HORSE...

Trying to sell the prospective purchasers any of the furniture or furnishings which you’re not taking with you, before they’ve purchased your home, can often lose the sale... so 'cool it'.

A WORD-TO-THE WISE...

Let your RE/MAX® salesman discuss the selling price, terms, possession and other factors with the customer. He’s been trained and has experience, so let him bring your negotiations to a satisfactory conclusion.

10 Tips to Sell Your Property

1.
First Impressions are Important

When a prospective buyer comes to visit your home, the first thing they will see is your front door! Ensure that it is freshly painted and clean. Also, be sure that your lawn and landscaping are trimmed and well manicured, and that your yard is free of debris and leaves. In winter, be certain to remove ice and snow from walkways and steps.

2.
What you Show is What you Get

Faded paint on walls and worn woodwork significantly reduce the appeal of your home. Why try to sell a prospect what your home could look like... when you can show them! By investing a reasonable amount in redecorating, like wallpaper in the kitchen or bathroom, you will obtain a quicker sale and at a higher price.

3.
Be Meticulous

The fine detail is what stands out from the general aspect of a property. Take the time needed to verify the functionality of doors, windows and drawers, and do some repairs, if necessary.

4.
From Top to Bottom

Display your attic, basement and other utility space (including crawl spaces) by removing all unnecessary items. A coat of paint can do wonders if your basement is dark and dreary.

5.
Big Closets

Make them look bigger by having them neat and well organized to show that your home has ample closet space.

6.
Bathrooms Sell Homes

Make these rooms sparkle! Check and repair any damaged or discoloured caulking in the bathtubs and showers, and be sure that the towels and area rugs have been freshly cleaned.

7.
Shine On

Your home's lighting can be a "welcome" sign to that prospective buyer! Turn on all of your outside and inside lights when showing your home at night. A buyer will feel a warming glow as a result!

8.
Music Southes the Savage Beast

But not the potential buyer. When showing your home, turn off the radio or television. Let your RE/MAX Broker and buyer talk freely and not be distracted. Be courteous and friendly, but don't try to "force" conversation with a potential buyer. Remember, a buyer is there to inspect and visit your home.

9.
Keep Your Pet Safe

A dog is "man's best friend", but not when showing your home. Keep all pets out of the way and not underfoot.

10.
Stay in the Background

Your RE/MAX Broker knows the buyer's needs and desires and can better emphasize the virtues of your home when you're not "tagging along". If there are any questions, he will call you. Trying to sell the prospective purchaser any of the furniture or furnishings you're not taking with you, before they've purchased your home, can often lose the sale... so "settle back" while your RE/MAX Broker shows your home.

Why Choose a Real Estate Broker to Sell Your House, Condo or Other Property?

When selling your house, condo or other property, you have two options: do business with a real estate broker or try and go it alone. With all the readily available websites aimed at selling owners, you may very well ask yourself why you would need to team up with a real estate broker. The answer is simple: any real estate transaction is intrinsically complicated, and only more so as time goes on, with conducting evaluations, negotiations, buyer qualification and inspections, filling out legal documents, discussing inclusions and exclusions, and selecting an occupancy date are but a few of a great many factors.

As real estate professionals trained under a rigorous program, real estate brokers have the necessary skills to easily guide you through each of these steps. Their know-how, contact network, knowledge of the ins and outs of any transactions and familiarity with the art of evaluating and negotiating, make them the ideal partner to sell your house, condo or other property.

According to a recent study by the OACIQ, the perception of saving money, the impression that a property will sell itself and confidence in one's own ability are the main reasons driving owners to sell their property themselves. However, sellers that choose to live by these beliefs lose out on the advantages of doing business with a real estate broker and forget that the broker is the most skilled and impartial when it comes to getting the best price under the best conditions.

The seller also forgets that most buyers are already calling upon the services of a real estate broker and will therefore not be interested in properties sold by their owner, as their broker will not assist them in the buying process. Similarly, accessing Quebec's real estate broker through the inter-agency registration service (Centris, MLS) enables owners to gain a greater deal of visibility among buyers and other real estate brokers working for them. Furthermore, taking charge of each step of the entire transaction, including property visits, negotiations and contract signing, is a process that calls for extensive experience and hours of work. By doing business with a real estate broker, owners free themselves of these tasks, thereby saving time, avoiding mistakes and maintaining their peace of mind.

RE/MAX, Quebec's Highest Performing Network of Real Estate Brokers

With approximately 3,500 real estate brokers across 136 offices*, RE/MAX offers you Quebec's foremost real estate network to help you find your ideal property. RE/MAX brokersrepresent almost 19% of Quebec's entire pool of real estate brokers and controls nearly half of the market share; sometimes more in certain regions.
